Mideglinton Investments Ltd has submitted a Zoning Bylaw Amendment application to the City of Toronto for an 11-storey mixed-use building with 101 residential condo units and 342 m² of retail space at grade. Located at 2567 Eglinton Avenue East at the southwest corner with Huntington Avenue, just east of Midland, the site is currently occupied by a standalone KFC location. The property is located 850 metres (11 minutes walking distance) from Kennedy Subway + GO station, and could potentially benefit from a Midland stop on the Eglinton East LRT, a currently un-funded but proposed extension of the Crosstown LRT.

Designed by KFA Architects and Planners, the building features inset balconies, separated by blocks of brick-clad right-angle triangle columns. Adjusting the materiality above the 5th level, the design language shifts to silver metal cladding, dotted with windows and inset balconies offset from one another. The building is massed with a 45-degree angular plane on its south end to transition its 39-metre height to the abutting single-family homes.

The long but shallow retail space would traverse nearly the entirety of the Eglinton Avenue frontage, boasting four entrances, the space may be broken up to support multiple tenants. The developer proposes a mix of 72 one-bedroom, 17 two-bedroom, and 12-three bedroom units within the building. 119 parking spaces (9 of which would be for retail use) are located below-grade.
