A proposal submitted to the City of Toronto seeks rezoning to permit a new mid-rise, mixed-use development at 1684-1702 Queen Street East on the northwest corner with Kingston Road. Developer The Sud Group of Companies has proposed a Graziani + Corazza Architects-designed building with ground-floor retail topped by over 100 new condominium units.

Rising six storeys to a height of 23.5 metres and with a total gross floor area of 10,911 m², the proposal features a terraced massing and a ground floor with 1,058 m² of retail space. This base would partially retain the existing two-storey building at 1702 Queen Street East, a bank building constructed in 1913, currently home to Murphy's Law Pub And Kitchen. The structure, with classicist elements, is covered in buff brick and craved limestone.

The majority of the new building is dedicated to residential space, at 9,853 m², or 90.3% of the building. The 110 condominium units are proposed in a mix of 1 studio, 54 one-bedrooms, 44 two-bedrooms, and 11 three-bedrooms, 6 of which would be in the form of two-storey townhouse units, three each fronting onto Orchard Park Boulevard and Penny Lane.

While located on the the TTC's 501 streetcar line, 85 parking spaces—78 for residents and 7 for visitors—are proposed to housed on one and a half underground levels. In addition, 100 bicycle parking spaces would be provided for residents, and 14 for visitors.
