A proposal tabled with the City of Toronto is seeking Zoning Bylaw Amendments (ZBA) and an Official Plan Amendment (OPA) to permit a 13-storey mixed-use building at the northeast corner of Dupont Street and Ossington Avenue. Proposed by developer TAS, the plan for 888 Dupont features a design by Suulin Architects that would rise to a height of 55 metres and bring new affordable housing options to this regenerating stretch of Dupont.

The proposed building would have a total gross floor area (GFA) of 16,708 m², of which over 9,451 m² is proposed as residential GFA, or 63% of the total building area. The residential component would consist of 86 condominium units and 13 affordable rental units in a mix of 36 one-bedroom layouts averaging at 50 m², 56 two-bedroom layouts averaging at 100 m², and 7 three-bedroom layouts averaging at 175 m². All 99 units are proposed as residential live-work units.

Over 2,307 m², or 15% of the building, would be dedicated to retail space, housed below grade, at grade fronting Dupont and Ossington, and on the third floor. This would be complemented by over 1,598 m² of office space, accounting for 11% of the GFA. The residential live-work units and a portion of the commercial and office space are proposed within an area designated for mixed-use at the south end of the site. The northern portion of the site abutting an active rail line is designated as an “Employment Area” where just over 1,742 m² of commercial industrial space is proposed.

A total of 346 m² of amenity space is proposed, with 153 m² (1.55 m²/unit) of indoor space located on the B1 underground level, as well as 194 m² (1.95 m²/unit) of outdoor amenity space located atop the podium. Parking for the development is proposed with 94 spaces within a one-level underground garage. A total of 146 bicycle parking spaces are also included, divided between 92 residential long term spaces, 10 residential short term spaces, 16 non-residential short-term spaces, and 28 non-residential long-term spaces.
