Just over two years after York University added a new purpose-built student residence building by developer Campus Suites, plans are in motion for a second phase of The Quad Student Residence that would bring more student housing to the Toronto institution of higher learning. Like the 6-storey, 812-bed first phase that was completed in 2017, the project's second phase features two buildings with sleek minimalist design by ARK Inc. that extend the design language of the initial phase.

Two new buildings known as C3 and C4 are planned to the immediate east of the existing phase, both rising eight storeys to heights of 30 metres at the southwest corner of The Pond Road and Ian MacDonald Boulevard. The C3 and C4 buildings respectively contain 588 m² and 738 m² of ground-floor retail spaces, extending the row of shops and restaurants introduced in the first phase.

The second phase includes 163 units in the C3 building and 281 in the C4 building for a total of 444 student rental units. These are proposed in a mix of 270 one-bedroom units averaging 26 m², 130 two-bedroom units averaging 51 m², and 37 three-bedroom units with average sizes of 119 m². Each unit contains a kitchen, washroom facilities, common areas, as well as a bedroom area, or one or more separate bedrooms.

Residents of the new phase would be served by just 57 residential parking spaces, with the buildings' location walking distance from the 2017-opened York University subway station, offsetting the minimal parking component. In addition, 310 long-term and 38 short-term bicycle parking spaces would serve residents.
