A proposal submitted earlier this month to the City of Toronto seeks an Official Plan Amendment and Zoning Bylaw Amendments to allow a pair of 8-storey condominium buildings at 1625 Military Trail, just north of Kingston Road in Scarborough. Submitted by Altree Developments, the proposal calls for a Kohn Partnership Architects-designed complex with a total gross floor area of 39,433.87 m², containing over 600 condominium units.

The proposed complex features a pair of mid-rise buildings oriented with U-shaped massings facing southwest towards the adjacent Highland Creek ravine parks. The buildings rise to heights of 32 metres, forming 15-metre-tall streetwalls along Military Trail and Kingston Road. Architectural plans indicate that the buildings are finished in a mix of window wall cladding with glazing and opaque spandrel panels along with precast panels with inlaid brick veneers.

A total of 620 condominium units are planned across the two buildings, proposed in a mix of 124 studios (20%), 340 one-bedrooms (55%), 93 two-bedrooms (15%), and 63 three-bedrooms (10%). The mix includes 49 grade related units with direct entrances via Military Trail. Residents would have access to 1,240 m² of indoor amenity spaces located on the ground floor and 1,240 m² of outdoor amenity space in internal courtyards.

Parking for the development is found in a 2.5-level underground garage with 577 parking spaces, including 86 for visitors. The vehicular parking is complemented by 466 bicycle parking spaces, 422 of which are long-term and 44 short-term. The long-term residential spaces are housed within the garage, while the short-term spaces are located at grade in publicly accessible areas.
