Canadian rental housing developer Timbercreek Communities has submitted a Site Plan Approval application for a project at 75 Broadway Avenue in Toronto's Midtown area after obtaining zoning amendments earlier this year. The proposal would expand an existing 10-storey rental apartment building with a 38-storey addition, bringing an additional 316 units to the neighbourhood just north-east of Yonge and Eglinton.

Originally proposed as a 40-storey tower in 2017, the project was appealed to the LPAT with a hearing set for January 2019. Before the LPAT proceedings could even begin, the developer returned to the table with a settlement offer for Council, which was accepted in December, 2018. Included in the settlement offer was a $2,350,000 Section 37 contribution. Now that the proper zoning has been obtained, the finer details of the proposal have been revealed in the Site Plan Application.

The plan proposes to demolish the east-west portion of the L-shaped existing ‘Manhattan Towers’ rental building, removing 20 of the building's 204 units. The base of the 38-storey addition will be constructed in its place, bringing 316 new units and 20 two-bedroom rental replacement units. Constructed in a unit mix of 36 bachelor, 135 one-bedroom, 112 two-bedroom, and 33 three-bedroom units, the new tower will give the existing tenants access to a wider range of amenities upon completion.

Designed by WZMH Architects, the building features a cantilevered extrusion on the building's eastern elevation beginning at the 11th-storey level. Clad in a glass and spandrel window-wall system, the building features projecting balconies on the western elevation, inset rows of balconies on the north and south faces, and juliet balcony railings on the cantilevered east elevation. The 5 podium levels are framed in grey brick, to better integrate with the ground levels of the existing building.
