Madison Group has tabled a settlement offer for a rezoning proposal at 2500 Yonge just north of Toronto’s Yonge and Eglinton intersection. Initially proposed as a redevelopment of the entire block spanning from Yonge Street to Duplex Avenue along Castlefield Avenue, the revised plan has had its floor plate reduced to only include a small portion of the GreenP parking lot, which would be obtained through a land swap with the City. With this reduction in size has come a reduction in height, from 21 storeys to 14, limiting a shadowing effect on the east side of Yonge Street.

The revised plans include a further retention of the Capitol Theatre heritage façades, restoring the marquee and original ticket booth. A pedestrian colonnade has been included on the north end of the site running east-west between Yonge Street and Orange Hall laneway. The Yonge Street frontage will house 8 separate retail units, retaining the fine-grained character of the existing streetscape. Above, the building will step back 3 metres from the heritage facade, before stepping back again at the 8th level and above.

172 condo units are proposed in this version, reduced 54% from the previous proposal. With an intended mix of 34 one-bedroom 119 two-bedroom and 19 three-bedroom units, the development will cater more towards family sized units, with the two-bedroom average size reaching 962 ft².

Designed by Turner Fleischer Architects, the materiality of the building has changed considerably since the last submission, with the podium levels framed in a white, stone-like precast material and the upper levels terraced with continuous rows of balconies.
