As the beguiling and controversial Sidewalk Labs vision holds public focus in this East Bayfront area of Toronto, several other major developments are reshaping the neighbourhood now. The next project expected to begin construction is Greenland Group's Lakeside Residences, a multi-tower, Hariri Pontarini Architects-designed condominium development coming to Lake Shore and Sherbourne.

Consisting of 39 and 49-storey condominium towers, the project has evolved since being announced in 2017, and is now gearing up for the start of construction. With its onsite presentation centre closing on July 28th, Greenland is making a final sales push for remaining suites, specifically the 'Lake Suites' in the 39-storey tower.

The push is accompanied by new incentives, offering residences from $1,100 per square foot and a new extended deposit structure offering $5,000 on signing, balance to 5% in 30 days, 5% in 365 days, 5% in 730 days, and 5% in January 2023. Purchasers taking advantage of the current incentives are also offered one year of free maintenance fees or credit towards upgrades, free suite assignment, and the right to lease on occupancy.

The Lake Suites tower is named for its position at the southwest section of the site, closest to Lake Ontario. The tower offers a range of suite layouts, from one-bedroom to three-bedroom offerings. Residents will enjoy a selection of amenities designed to tie into the recreational culture of the waterfront, with a focus on outdoor spaces including a rooftop swimming pool, putting green, outdoor dining and BBQ entertaining spaces, and a fireside lounge with views of Lake Ontario.

In the meatime, a new presentation centre will be opening off-site at 493 Davenport Road on August 6th, where interested purchasers can still book appointments.
