A site just west of Warden on Sheppard Avenue East in Scarborough has been under development in some form or another for over a decade. Originally proposed as Harmony Village Sheppard in 2008, the 3.5-acre site was set to become a community designed for baby boomers and active empty nesters, offering amenities and programming designed specifically for the 55+ demographic. After the project was approved, sales were in hand, and a ground breaking had taken place, the developer entered bankruptcy. The site was later sold to Pinnacle International.
Now, Pinnacle has submitted a Site Plan Approval application for their version of the new development, called Pinnacle Toronto East. The new plan is a three-phase project that will see the construction of two 30-storey point towers, an 11-storey mid-rise building, and 16 three-storey townhomes. Unlike the previous proposal, Pinnacle Toronto East is not meant to cater specifically to one demographic, so the building’s new set of amenities such as an outdoor swimming pool, serene yoga room, sports lounge, and kids play area, gear the building towards a multi-generational environment.
With IBI Group continuing on as architects of the complex, the new design retains the massing of the previous proposal but makes several detail changes. Clad in red brick precast with light blue aluminum spandrels, mullions, and frames around the windows, the two 99-metre-high towers rise from an O-Shaped podium, with a small courtyard in the centre. Both projecting and inset balconies have been added to the latest design, giving residents immediate access to outdoor space. The towers step back at the 29th and mechanical penthouse levels to a cross-shaped peak. The four-storey podium meets the street with a brick precast cladding, metal canopy, and beige precast detailing.
Phase one of the project will house 629 condominium units within the two towers. Currently, the unit mix is designated as 52% one bedroom, 43% two bedrooms and 5% three bedrooms. The phase two mid-rise component will rise from the north end of the podium and will house an additional 206 units. 687 m² of retail will be split up into at least two units fronting on Sheppard Avenue. There are six doors at street level leading to the retail spaces, indicating that these two large spaces may be broken up into smaller storefronts as they are leased.
