A new proposal submitted to the City of Toronto by developer Empire Communities is seeking Site Plan Approval for a new condominium development at 162 Queens Quay East, at the northeast corner with Richardson, just east of Jarvis Street in the emerging East Bayfront area. The application provides a first look at the Kirkor Architects-designed 21-storey mixed-use condominium building.

The plan calls for a building that for the first two levels, essentially fills the property. From the 3rd through 11th levels, the building is C-shaped, while from the 12h level on up, it become L-shaped. Approximately 9,200 f/850  of ground floor retail space will front Queens Quay East and wrap around Richardson Street. Above, a total of 460 condominium units are proposed in a mix of 342 one-bedroom units with average sizes of 43 , 69 two-bedroom units with average sizes of 65 , and 49 three-bedroom units with average sizes of 94 .

On level two, indoor amenity space would include a gym and yoga room, connecting with a walk-out balcony over Queens Quay East, plus co-working space with a study area/breakout room. On the 12th floor, an indoor kitchen/party room space would open up onto an outdoor rooftop amenity space containing seating and dining areas, a barbecue, and a dog run.

The black and white aesthetic shown in renderings would be accomplished using a mix of materials including metal panels and precast concrete, while the primary cladding is propose to be window wall with vision glass framed in pre-finished aluminum.

There would be a four-level underground garage containing 210 parking spaces, 48 of which would be designated paid shared commercial and visitor spaces, while the remainder of the underground levels would house a mix of resident parking and lockers. The garage levels would be accessed via a future east-west public road along the north side of the building, keeping garage entrances off this redeveloping stretch of Queens Quay. A mix of short-term and long-term bicycle parking would be housed both above and below grade, while a ground level bicycle repair station to serve residents is proposed along the Richardson Street frontage.
