Taking over part of the former Stanley Greene Canadian Forces housing complex just south of Downsview Park, Stafford Developments is introducing new luxury housing to Toronto. Taking on one of the very few remaining ground-adjacent development sites in the city, the Downsview Park Luxury Townhome Collection is introducing 155 new homes to the growing area.

While a larger development—featuring a mix of scales and building types—by Mattamy Homes takes over much of the 63-acre Stanley Greene lands, Stafford's development to the southeast is exclusively oriented towards luxury living, offering suite sizes that go well beyond the compact standards of Toronto's new-build housing.

With units that range in size from over 1,000 ft² to well over 3,000 ft², the development strives to translate the lifestyle afforded by Toronto's older detached homes to new housing stock. At 4.5 storeys, a boutique condominium known as 'City Towns' (above) will feature 27 suites—ranging in size from 1,122 ft² to 1,652 ft²—while six blocks of townhomes contribute 155 larger units.

Last month, we took a first look at the townhouse suites, which come in two unit types; The James (above) and The Cooper (below). Featuring average footprints of 3,150 ft² and 3,350 ft² respectively, the two townhouse blocks both also feature even larger corner units, which range up to almost 4,000 ft².

Seen below, the 20' lot for The Cooper corner unit is one of the development's largest homes. Sized at 3,676 ft², the four-storey home is configured with a total of five bedrooms, including an exceptionally generous master bedroom that occupies the entirety of the fourth floor. Meanwhile, the sizeable basement can also be configured as a secondary living space.

While the corner units for The James are the same size as the 3,050 ft² homes mid-block, the suites boast an additional patio space fronting the main entrance. In addition, the three-storey homes boast another three balconies across the upper levels.

For both The James and The Cooper townhouse model, suite customizations are being offered, allowing buyers to tailor the homes to their individual needs. For some homes, extra bedrooms can also be added, creating unique living spaces.

Designed by Turner Fleischer Architects, the development also features landscaping by MEP Design Inc., with each of the townhomes boasting a variety of private outdoor spaces.

Organized around a new street grid, the community will also be served by a new public park, which will provide a more intimately scaled and neighbourhood-oriented green space to complement Downsview Park.
