A zoning by-law amendment application has been submitted to the City of Toronto by Marlin Spring Developments for a proposed 11-storey (111.22 feet) mixed use mid-rise condominium at 2306 St Clair Avenue West, just east of Runnymede at Symes Road. The Graziani + Corazza Architects designed project will include 267 residential units, and a 543 m² commercial space fronting St. Clair.

The location of a former meat processing plant, the site currently sits empty. Located just west of the Stockyards, the lot is surrounded by a mix of land uses, ranging from retail uses and residential neighbourhoods to industrial complexes. On the ground floor of the development, a mix of residential and commercial uses are planned, with indoor and outdoor amenities along the southwest frontage.

Of the total 267 residential units in the project, 126 one-bedroom, 119 two-bedroom and 22 three-bedroom suites are planned. A total of 184 parking spaces will also be constructed in a below grade parking structure, 16 of which are dedicated to residential visitors and retail.

As a mid-rise development on a designated 'Avenue' under the Official Plan, the project is planned with regard to the City's step back and shadow requirements, with the 11-storey height peak transition to a 4-storey west elevation. Located approximately 500 metres from the terminus of the 512 St. Clair Streetcar as well as Runnymede Road and the 71 bus (to Runnymede Station) the project would be served by surface transit.

The project is set to introduce some intensification in an area dominated by low rise developments and suburban residential homes, taking advantage of the nearby transit corridors.
