Where Toronto's Financial District and St. Lawrence neighbourhoods meet, structural forming is soon to top out at the site of Concert Properties' 88 Scott, as the final levels are being poured for the 58-storey, Page + Steele / IBI Group Architects-designed condominium tower. When we last checked in on the project at the start of September, the tower stood at a height of 46 storeys, and was beginning to make a skyline impact from vantage points to the north, south, and east. In the months since, 88 Scott has risen another 11 levels, now standing at a height of 57 storeys above the intersection of Scott and Wellington streets.

With all but one residential level—and the mechanical penthouse—left to form, the upper level stepbacks have become apparent in skyline views from the east. Inspired by the design of Art Deco towers, these stepbacks taper the massing to the south, giving the building a somewhat distinctive skyline presence.

Cladding installation now stretches as high as the tower's 46th and 47th floor "sky lounge," a two-storey amenity space that gives residents of all floors access to upper-level views. Identifiable as the projecting box near the top of the tower, the sky lounge marks the uppermost reaches of 88 Scott's precast concrete cladding on the south and west facades. Several floors below, precast installation has already reached its full height on the north and east facades, terminating at a similar projecting volume. Meanwhile, the remainder of the tower portion will be sealed in the same window wall cladding now installed on the non-precast sections below.

As forming nears completion near the top of the tower, some of the first street-level elements have been revealed at the base of the podium, which is a rebuilt version of the former Royal and Sun Alliance building at 40 Scott Street. The image below shows that the installation of red stone pavers has begun along the Wellington Street frontage.

88 Scott is expected to top out in the coming weeks, with occupancy expected to begin in mid-to-late 2017. The completed development will stand 204 metres above the Wellington and Scott intersection, and—given its position on the east edge of the Financial District—will likely hold a prominent position on the Toronto skyline for years to come.
