With two towers rising to heights of 30 and 28 storeys, Lindvest's Sonic Condos will bring a new urban presence to the Eglinton and Don Mills area. Anticipating the improved transit connections provided by the upcoming Crosstown LRT, the Page + Steele / IBI Group-designed Sonic Condos will join a neighbourhood being revitalized by the Aga Khan Museum and Ismaili Centre. Featuring landscaping by the NAK Design Strategies, Sonic's expansive communal terrace and street-level public space will provide residents with ample access to the outdoors, creating a contemporary interpretation of the "tower in the park" typology.

Nestled between the two towers—which will be built out in phases—the 4th floor terrace will include ample greenery and outdoor seating, while the development's location on high ground between the East and West Don Valleys will allow for panoramic city views.
According to NAK Principal Robert Ng, "the design of these outdoor spaces was influenced by the people we anticipate will live at Sonic. We expect many young urban professionals and small families to gravitate to Sonic, and these people will want options in their activities, just like you may experience at a resort.”

The Terrace will features private cabanas and secluded seating spaces, along with a water feature and extensive greenery—including trees—creating a quiet environment in the centre of the city. For communal activities, more active programming, including the barbecue area and al fresco dining spaces, will allow residents to entertain and host gatherings.

Since the terrace will eventually be situated between the two towers, Ng explains that creating adequate privacy posed a design challenge, requiring the use of greenery to create 'buffer' zones. “This is done by adding in generous trees and greenery which act as fences in separating the outdoor terrace from the adjacent residential units so that these are distinctive areas within the development.”
At ground level, a Privately Owned Publicly-Accessible Space (POPS) will also add an important outdoor amenity to both residents and members of the surrounding community. The landscaped park will feature a figure-8 walking path, outdoor fitness stations, and a children's playground, along with a number of secluded sitting areas.

Once complete, Sonic's two towers will feature a combined 25,000 ft² of indoor and outdoor spaces, including meeting rooms, exercise spaces, a yoga studio, pet wash, and community room. The one and two-bedroom suites will range in size from 339 ft² to 941 ft², and interiors will be appointed by Toronto-based U31.
