As Tridel's 35-storey Avani condominium begins to near completion in Scarborough, its sister Avani2 tower has launched into sales. The upcoming project is set to add further residential density to the growing Metrogate community at 401 and Kennedy, which has experienced fast-paced growth in recent years. Over the last decade, the area has transformed into a high-rise cluster, with a collection of towers—and rows of townhomes—now surrounding Metrogate park.

Avani2 is will rise directly alongside the phase one Avani tower, with the two buildings set to share a central amenity area known as Club Avani. Now half completed, knockout panels will see Club Avani significantly expanded to meet the needs of both towers. For residents, a shared amenity area provides the dual benefits of lower overall maintenance costs as well as a potentially more communal and vibrant space.

The central amenity area will provide a shared space for residents of both towers, and will include a variety of social and recreational spaces. Amenities will include a fitness centre, yoga studios, men's and women's change rooms, a party room, billiards lounge, and theatre, as well as two outdoor amenity areas complete with barbecues and lounge-style seating. The project's landscaping will be appointed by Terraplan Landscape Architects.

To get a better sense of the Metrogate community, an aerial drone video by The Sky Guys—taken in late Autumn—provides unique views of the area, beginning with the on-site sales centre for Avani2.

Like Avani, Avani2 will rise to a height of 35 storeys, adding another 363 residential suites to the area. Both towers are designed by Graziani + Corazza Architects, sharing an aesthetic style distinct from the rest of the Metrogate community.
