Toronto's grand boulevard, University Avenue, is home to some of the country's largest medical and research-related institutions, the Ontario Legislature, and several other public and private sector office buildings. The commercial and institutional strip is has long lacked residential density and the associated pedestrian life after business hours, but a new generation of residential developments are following on the heels of recent projects like Living Shangri-La and Residences of the RCMI. Building upon that momentum is Amexon's towering Residences of 488 University Avenue, now promising to reinvigorate the corner at Dundas Street by providing some beautiful homes high above it.
Designed by Deni Poletti of Core Architects, The Residences of University Avenue will add 37 storeys of new residential space above an existing 18-storey office building, which will itself be extensively modernized as part of the plans. The development will feature interior amenity spaces designed and outfitted by II BY IV Design Associates, who have also been tasked with the interior design of the 453 condominium units themselves.
Kitchens at The Residences of 488 University Avenue will feature high quality finishes, as well as European AEG and Liebherr flush-mounted and integrated appliances, plus sinks and faucets by Kohler. Bathrooms will feature marble walls and flooring, a free-standing bathtub with digitally controlled wall mounted spray heads, handheld body spray, a rainwater ceiling-mounted head, and and even the option of having a television mounted in the bathroom mirror.
The selection of stone and ceramic tile finishes for walls is large, as is the selection of wood for cabinetry, all carefully curated by II BY IV to coordinate beautifully in each suite.
