Over the past few years, the Yonge & Eglinton corridor has been experiencing a massive boom in condominium development. Following the trend of other condominium developers with their eye on the Midtown area of Toronto, Lash Developments is planning a new residential tower near Yonge & Eglinton. 11 Lillian Street would soar 202 feet over the corner of Lillian Street and Soudan Avenue.

The zoning amendment application calls for a total of 129 residential units. The base of the development would consist of a 3-storey podium featuring retail spaces at street level. Rising above the podium would be 14 more storeys. 11 Lillian would also include a 5-storey below grade parking garage with 98 parking spaces. 124 bicycle parking spaces would be split between the ground floor and first parking level. The complex is designed by Giannone Petricone Architects.

Currently, the corner of Soudan Avenue and Lillian Street contains a row of mid-1900s two-storey homes. A couple more single-family homes would remain to the north, sandwiched between 11 Lillian and the 10-storey 65 Lillian Street to the north. Four storeys is the current maximum height for buildings on the north side of Soudan Avenue.
In close proximity to Midtown Toronto's busiest intersection, the single-family detached home neighbourhood is experiencing serious redevelopment pressure. With the arrival of the Eglinton Crosstown LRT line, it is to be expected that the pressure will only increase, and more land assembly and zoning amendment applications are expected especially along the edge of existing apartment neighbourhoods. Other local side streets such as Redpath Avenue (155 Redpath Condos) and Erskine Avenue (101 Erskine Condos) are also seeing new high-rise condos replacing low-rise homes.

The planning department and local councillor will call a meeting to consult the public on the proposal in the Fall. A final report is slated for the first quarter of 2014.
