With Yonge and Eglinton’s future as Midtown’s premier transit hub fast approaching, a growing number of developers have taken a newfound interest in the much sought-after neighbourhood. As traffic and congestion continue to plague our growing city’s arterial thoroughfares, highly transit-accessible locations have become a figurative holy grail in the real estate world. This fact is evident in the Yonge-Eglinton area, with over a dozen projects proposed or under-construction in the blocks surrounding the intersection.
The Berwick, a 17-storey condo and townhouse development by Andrin Homes and The Brown Group of Companies, is now rising at the Duplex and Berwick intersection, just southwest of Eglinton Subway Station. With concrete now being poured on the second floor of the tower portion, we were invited on-site yesterday to check out the recent construction progress.
The 17-storey tower portion, which occupies the southeastern half of the site, is now above ground with concrete forms in place and walls currently being poured. In the photos below, we take a look at the ongoing work on the ground floor.
To the north end of the site, work continues on the underground floors. The exposed section seen in the image below will rise one more floor to ground level before eventually becoming a landscaped green space, the design of which is being handled by Terraplan, famous on UrbanToronto for their criss-crossing walkways in Scholars' Green Park at Sheridan College in Mississauga.
The Duplex Avenue frontage of the Page + Steele-designed project will be home to the townhouse portion of the development, known as CityTowns at The Berwick. Due to minor delays caused by groundwater and the ensuing de-watering process, work on the underground portion of the CityTowns is only now catching up with the tower portion.
The development's future parking garage will be accessible via a short laneway to be built along the eastern edge of the property, currently the location of the on-site office and construction trailers. In the image below, we can see the roughed in curved walls of the parking ramp at the bottom of north end of the site.
With completion of the 205-unit development slated for March 2014, we will be sure to check back in on the project in the near future.
