U Condos (The Pemberton Group) - Real Estate

thanks for sharing the floorplans MADEinHK ... but sure enough the pricing aspect of this is sorta Real Estate material ...

One question comes to mind ... someone mentioned that no VIP pricing may be publicly posted by any agents or else they won't be able to sell during the VIP sales period ... I assume by sharing this info you are not an agent??

Innis, One bedroom, 542, E, 319,900 @ $590.22 per sq.ft.
Trinity, One plus Den, 592, N, 339,900 @ $574.16 per sq.ft.
Knox, One plus Den, 611, S, 369,900 @ $605.40 per sq.ft.
Loretto, One plus Den, 648, W, 389,900 @ $601.70 per sq.ft.
Victoria, 2 Bedroom, 736, W, 439,900 @ $597.69 per sq.ft.
King 1, 2 Bedroom, 896, N/E, 529,900 @ $591.41 per sq.ft.
King 2, 2 Bedroom, 896, S/E, 539,900 @ $602.57 per sq.ft.
St. Michael’s 1, 2 Bedroom, 892, N/W, 549,900 @ $616.48 per sq.ft.
St. Michael’s 2, 2 Bedroom, 892, S/W 549,900 @ $616.48 per sq.ft.

Summary 1: without accounting for additional floor premiums, the 'typical' suites average $599.57 per sq.ft., just under $600 ... kinda expensive for very average looking floorplans typical of Pemberton

New, 1+Den+Study, 820, E, 519,900 @ $634.02 per sq.ft.
Woodsworth, 1+Den+Study, 825, W, 529,900 @ $642.30 per sq.ft.
University, 2 Bedrooms, 1188, N/E, 755,900 @ $636.28 per sq.ft.
Wycliffe, 2+Den, 1473, N/W, 939,900 @ $638.09 per sq.ft.
St. Joseph, 2+Den, 1458, S/W, 949,900 @ $651.51 per sq.ft.

Summary 2: again without floor premiums, the 'executive' suites average $640.89 per sq.ft., probably 'one' of the highest per sq.ft. cost in TO, for a Pemberton product? hm.... no thanks, I'll pass on this one (not like I have the dough anyways) haha :p
 
I still expect it will sell better then Uptown due to the Modern Design.
 
I agree, floor plans are dissapointing. I really expected more.
$430,000 for 650 sq ft unit with parking is quite steep. They are only selling West tower at this point.

Anyone here was interested in buying but was turned off by price/floor plans?
 
Pemberton wanted to position this site as an extention of Yorkville and set prices upwards of $700 psf, so I guess $625 psf is a bargain!!

As posted earlier in the tread, he new condo market is not tanking. Industry experts (Urbanation, Barry Lyon, Will Dunning) are all forecasting 16,000 sales in 2008, on pace with 2005 & 2006, just not high as the record breaking 2008.

The greatest concern in the market is projects not getting built due to financing problems - the credit crunch may result in a few projects getting cancelled.


What is more annoying than some of the things people are posting on this tread is the people who are complaining about it.
 
IMO the floorplans are surely 'average' at best ... and certainly does not justify the price

yeah Pemberton may want to sell this as Yorkville .... but this site is no where even close to being IT ! when they were selling Uptown as Yorkville that was a stretch already .... now they are pushing U as Yorkville ... geezz ... before you know it College Park is gonna be part of Yorkville by their defintion
 
if this site is 1-minute walk from Yorkville ... then College park is a 3-minutes walk ... what's time? haha :D

It is a good location. However, WAAAAAY to pricey. Purchasing a current re-sale would be much better.

Beginning of the end of the condo boom. Absolute greed is over-taking the market. There is NO justification for these prices. Good location, but that cannot validate these prices per square foot. This, along with 300 Front Street, are going to go down as projects that signaled the end. And, Oh! What a time we had!
