Yonge & Green Lane: a proposed master-planned mixed-use residential, commercial, institutional and public space development designed by BNKC for Redwood Properties on the east side of Yonge Street, north of Green Lane in East Gwillimbury.

Re: those renderings. You have the opportunity to create a community from scratch, and that's what you come up with? A generic, cold, suburban hodgepodge? Oof.
 
It's a built form based on huge suburban lot sizes (with a resultant built form of low, sprawling podiums dotted with point towers). So yes, I consider it very suburban.
 
It has mixed use, high and medium density, some site porosity, civic spaces and a grid-ish layout. This is not suburban. Check the surrounding area in Streetview if you want real suburban.
 
I have worked on urban design master plans for suburban communities, I am well aware of the criteria of what makes something suburban or not. You do not have to agree with my criteria.
