Unsure if previously mentioned, but the retail below cannot be a grocery store. A non-compete with Loblaws apparently.

The site was part of the Weston empire's baking operations at one point, they didn't want someone competing w/their existing store at Leslie/Eastern.
Curiously, the Feds are musing about legislatively abolishing such covenants.
I'm not convinced they will, but we shall see.
Currently, this would also serve to protect the LBL/Choice site that the Shoppers at Queen/Carlaw. That site will likely be the subject of future development and may well host a supermarket (again), it was originally a Loblaws.
