It's clear SmartCentres and TF dont care here. Just unambitious, drab nonsense.

That streetwall is absolutely sterile, the tower itself is forgettable and cold.
As I always seem to observe that they don't look that smart. There must be some intelligence (and imagination) that exists outside of glass boxes with balconies and retro slabs.

SmartCentres could have used any other intelligent animal as their mascot, but they chose penguins instead.

To be fair, they even made it to the equator without human intervention:

 
New renderings are updated in the database! The overall project information has the following changes. The total building height increased from 110.80m to 115.8m. The building storey count remains the same at 35 storeys. The total unit count decreased from 400 units to 397 units. Finally, the total parking space decreased from 93 parking to 80 parking.

This now features an OPA and ZBA for the entire mall site. (height range is 24s-60s) 4,045 units, 2,106 parking spots Which apparently according MHBC gives a parking ratio of 0.35. (that math requires further review when I'm awake).

* note, architecture below is as conceptual as a Kingsett proposal. LOL *

Again, I just still don't understand and accept in Toronto why we can have some developments like the beltline yards which are well-planned and thoughtful in terms of community benefits and architecture and some developments are homogenous and culture-less. Planning in Toronto seems to only revolve around the developer and not the city.

I mean, subjectively I agree, I wish everyone had at least some vision, but at the end of the day, it's Smart Centres' land. Unless you're somehow going to change their thinking from the inside, there's not much we can do about it, unfortunately.

I definitely can't do anything but complain about it. I am with the opinion we shouldn't just have to accept it as stewards of our city, we should always strive for better and like @milycontent said, neighbouring developments show us what is possible. That said, any density is a win.
