is there a public garage here too? The excavation seems way too large for the amount of parking that would be needed for the tower.

Apparently yes, to some extent - from the Planning Rationale (p.5) - available at http://app.toronto.ca/DevelopmentAp...ion=init&folderRsn=3319412&isCofASearch=false

The revised development proposal will include a total of 595 parking spaces, consisting of 459 resident parking spaces located on levels P2 through P4 and 135 parking spaces situated on Level P1 to be operated as a commercial parking garage. Access to the below-grade parking garage is off of St. Luke Lane. There will also be 673 bicycle parking spaces included, consisting of 572 resident spaces located within the mezzanine, second and third levels in the podium, 86 visitor spaces located outside at grade along Wellesley Street and St. Luke Lane, as well as 15 long-term non-residential spaces located on
Parking Level P1.

Having said that, I am not sure if that accounts for the size of the excavation. Don't have the basement plans...

But ah, in the Transportation Impact study (p. 61):

Basically the entire block will be taken up by underground parking - with a good chunk already used by the existing developments.

thank you, appreciate that. I mean it makes sense mid as well use what's under the future park. I just have been watching this progress and thought it was just the angles the pictures have been taken that made it look so big. But then the last few posted really show the size and scale of the hole. Gonna be great regardless. Thanks again.
