Note: This project is very preliminary. The owner and the consultant are undertaking master planning studies for the site. An architect will be secured from an invited list late 2014/early 2015 to complete design and working drawings. Further project schedules are undetermined.
Project: development which would include 2.5 million sq ft of office space, a 1.1 million sq ft convention centre, 1 million sq ft of retail space, 600,000 sq ft of residential and 1.7 million sq ft of hotel space. There would also be 5.5 acres of public parkland and 4,000 parking stalls.

The DCN price quote is never about the cost of the entire project - so don't worry about it. What's interesting is that they seem to want another round of invited architectural competition this fall - and they will be getting working drawings, which you don't necessarily do unless you want to go forward soon, I think.

Are we sure that these are not simply the old plans from when the casino was still being debated? They list two office/residential towers, the convention centre, and two other structures which include a lot of hotel space (1.7 million square feet of hotel space sounds like it would need two large towers), plus the park.

It's possible that the only real change is deleting the casino. I would be more than fine with that, if true. That would actually be the best possible outcome, in my opinion, especially if the stated need for working drawings is a hint that Oxford will be moving ahead with this in the relatively near future. Here is the original proposal, it's identical except for the casino:

Total area: 11 acres with 7.35 million SF of master planned mixed-use development
Elements: * 1.1 million SF of Convention Centre
* 2.5 million SF of Office
* 1 million SF of Retail
* 600,000 SF of Residential
* 450,000 SF of Casino and Amenity Space
* 1.7 million SF of Hotel and Amenity Space
* 4,000 Parking Stalls On-Site
* 5.5 acres of public parkland, cooperating with neighboring stakeholders

Another 1/2 million sq. ft. of planned retail (total 1.5 million sq ft.), will be a great addition to the massive developments planned down there

1mln sq.ft. is pretty much putting a Sherway Mall or Vaughn Mills on Front St. It’s a LOT of retail. I would heavily suspect that Oxford would draw a new to Canada major department store as an anchor to the space. I know they have had discussions at least a couple of years ago with Harvey Nichols about the (very similar) retail at the Hudson Yards. I could see something like that or a Bloomingdales along with a Maison Simon or Holts as the major anchors. Maybe along with a Whole Foods. I would suspect that with the large amount of Hotel along with the other Ritz across the street, they would also do a high-end strip, drawing from their Yorkdale tenants.
 
Pretty much doubles the size of the convention centre - that's good news.

It does appear that the interesting design of the two office towers will change given they will be getting a new architect.
