Hasn’t the vast majority of that space been taken over by BMO? I think you may only get some smaller retail units into the main level of former Nordstrom.

No. Nordstrom had 3 floors that were not and are not BMO.
That box is still open for discussion.
BMO took the space above Nordstrom (former Sears/Eatons)

Yes, and if we consider beyond downtown, the old Yorkdale location appears to be completely empty right now.
