If you're going to do a warehouse district themed podium than you have to get the details right. It's like they decided on a warehouse themed podium and completely surrendered on the details. In some ways, it's worse than a wall of spandrel.

Couldn't disagree more. This is the best podium in the Entertainment District built in a very long time.

First of all, they're not tryng to look like a converted warehouse but a modern residential with strong nods to the historic brick buildings in the area. Their design choices and attention to detail are fantastic. They accomplished a lot without spending a fortune. Not only did they use a reddish brick but a gorgeous stepping pattern above the windows. The next 7 floors they used a complimentary earthy brick; light brown with orange tones. It visually breaks up the podium while continuing the brick theme. Again, smart design.

In this 7 floor section of the podium the brick creates a grid pattern that speaks to the neighbourhood's architecture and they even extended the vertical lines a little below the floor plate. It's a tiny detail (and added expense) but elevates the design even more. The proportions throughout the podium are spot on.

55 Mercer is the only new podium in the entire Entertainment District that is as good as this one.... but this one is better. Love this podium. I detour to this street just so I can walk by it.
