You beat me to the punch with noticing that billboard! Taking a look at the last time the leasing map was posted I don't see any spot that would be large enough for a standard Simons; closest is the 7000SF spot. Perhaps they'll do an 'urban concept'.

A bigger Decathlon would be nice too, like the one in downtown Montreal (Eaton Centre). The Union Station outlet is tiny.

From an optimist's perspective, this project seems like the next generation of development in the city. The quality of the materials and the architectural expression makes one hopeful that what we see here will become the norm over the next 20 years.

Simons is pretty transparent about their store openings, they would have announced a new store like this in a particular fashion rather than just putting up a banner. They're also very particular about design and art

Also unless warner music group is a red herring... that space is already leased (and not to simons)

Simons has been looking to open a downtown Toronto store since at least 2015 with original plans for the Eaton Centre being stalled. I wouldn't be surprised if something had indeed changed here to give them a downtown footprint. Especially considering their branding on the sign board that shows what stores will be in the complex.
