Did they state what maintenance per square foot was? When we bought it was quoted at $0.24/sq ft. I imagine it's not that anymore, lol. My sister bought the same time as me and hers went from $0.38/sq ft to $0.50/ sq ft upon occupancy. Is there any breakdown at all or they just give you a number?

The did give a breakdown of the 'common expenses' portion of the occupancy fees, including the dwelling itself and the parking space (lockers are not done yet so not part of the calculation). Doing a rough calculation it looks like common element fees are ~$0.29/sqft (monthly) for just the dwelling, then add on another ~$58/month for a parking spot. Not sure if these will stay the same after closing, but that's what it looks like for now for us.

This is expensive + HOA?

Nothing related to HOA that I can see right now, which would make sense since we don't actually 'own' anything yet. And yeah, cost is not ideal.

Also be prepared for the units to not really be 'ready' to live in right when you get occupancy. Our still has a bunch of work to do with staining/painting/cabinets/vent coverings/clean up/dirt/dust/etc. But I guess it meets whatever legal requirements they need for us to start paying them fees. Oh well!

On the plus side, I do think the space is pretty nice at least at first glance so I guess that's what will matter most in the long run.
 
Found 25 deficiencies in my PDI, the most major being that they totally forgot to put in a door for one of the rooms.

The workmanship is pretty shitty to be honest and a lot of my kitchen cabinet shelves are already cracked a d on one of the window knobs the coating already chipped.

The exposed fire alarm that activates the entire building alarm that has no cover is gonna be fun when the kids get to it.

The light switches are so cheap looking. The whole motor fan being connected in both bathrooms is weird.

My occupancy is confirmed at $3284 for a 800 sq ft unit.

When I did my PDI the closet door wasn't on yet, the painting hadn't been finished, the showerheads not put on yet, some from was crooked. There was a damaged section of my patio door.

Overall this developer cheaper out on a lot of the materials.
