Toronto The Park Retirement Residence | 53.27m | 15s | Verve | Giannone Petricone

I do not know what this means - but pretty sure that it does mean something for the future. The parking lot to the east side of the Herman Miller building at 462 Wellington Street West.

(Mods - I could not find an existing thread for this location - if there is one, and I missed it, could you please transfer this post).

And six years after the ground sampling rigs started working on the site it looks like we may soon have the start of construction. Given the ground sampling work has already been done, this looks like the start of geothermal well drilling activity for the new building. The scene to the north of the 462 Wellington Street parking lot has also changed a bit in the interim....

A lot of work now going on at 462 Wellington. After months in which the main activity was drilling in the basement - work that looked very much like the drilling stage for a geothermal based heating and cooling system, a lot of work is now going on in the parking lot. A side note - the only permits which are showing on the City web site are for work pertaining to a future connection to the Enwave district heating / cooling pipe system - which would be inconsistent with installation of a geothermal system.

Excavation is under way, with a dump truck being loaded at the back of the parking area, backing onto the King Toronto site. A side access to the basement was open, with construction equipment visible inside. The external stairway structure has also now been enclosed with a white plastic shrouding.

January 29 - Wellington Street is reduced to a signalized one lane stretch in front of 462 Wellington, with traffic alternating between east and westbound directions. The north side of Wellington has been excavated to provide City utility connections for the new construction. Also a photo some shoring piles sitting in the north-east section of the parking lot.

The lane closure in front of 462 Wellington Street West is not short term - the single lane alternating directions is to be in place until August - setting up the Enwave connection from The Well to the Verve seniors residence development.

Good afternoon,

Our office has received notification from our work zone coordinator and the developer of 462 Wellington that Wellington Street West will be reduced to one alternating eastbound/westbound vehicular lane from January 22, 2024 to August 2024 for the installation of new chilled/hot water pipelines for the new mixed use retirement residence. Construction will require the excavation of a large shaft adjacent to the north curb on Wellington Street West. The shaft will be used as an access point to tunnel pipelines to the south side of Wellington Street West. The bi-directional bicycle lane on the north side and the westbound vehicular lane will be closed. The bi-directional cycle lane will be re-routed in the adjacent westbound through lane through a protected cycling corridor. Eastbound & westbound vehicular traffic will be controlled by temporary traffic signals.

I've attached AECON Utilities' construction letter for more details and contact information.

Please let me know if you have any feedback or questions I can assist with.

Sincerely,

Marouan Malaeb-Proulx

Verve website refers to this as The Park Retirement Residence, coming 2027

Now coming 2028 as per the website.

2028 makes more sense if they anticipate work starting in 2025. I'd imagine a roughly 3 year window for something like this to be built from start to end.
