Solotex Corporation and Fortress Real Developments have partnered on a site near the Mississauga City Centre situated on the north side of Dundas Street West, between Parkerhill Road and Confederation Parkway, south of the Cooksville GO Station.

Like much of the GTA, the Mississauga new housing market is characterized by declining supply and a shift from single-detached ground-oriented homes to apartments and townhouses. The preferred plan for the site is to construct 10 (ten), 4-storey, stacked, back-to-back townhouse blocks surrounding a cul-de-sac. The 3.48 acre site is already zoned for residential uses, however this specific plan will require the filing of a rezoning application and Official Plan amendment. Currently the site is flanked by residential apartment buildings.

Mississauga has quickly shifted from a typically low-rise-dominated suburb to a municipality rife with high-density projects. Overall, Mississauga is adding only 17% as much housing today as it did in the previous decade. In addition to the drastic decline in supply, a larger share of what is being built is now townhouses and apartments.

They've added a property on Parkerhill Road to provide access to the planned development. The Public Notice indicates the Planning and Development Committee plan to make a decision about this project at the upcoming meeting on January 16, 2023. I'd be surprised if they approve this project based on the proposed building heights, as the recently approved Official Plan Amendment pertaining to Major Transit Station Areas prescribes a maximum building height of 18 storeys in this area.
 
Im sure the windows will look nothing like the render, and will have copius amounts of "premium" spandrel and asymmetrical mullions.
 
As I expected, the City rejected the proposed development, and numerous residents expressed concerns about the development, with many expressing concern about the addition of a driveway connection to Parkerhill Road. The local ward councillor noted that the developer was not responsive to her office nor to City staff, and took this matter to the Ontario Land Tribunal as soon as they could. The next hearing at the OLT is scheduled for Monday February 13, 2023 at 10:00 a.m.

9 days! That seems excessive.
That's pretty typical for this type of hearing, nothing out of the ordinary, in fact it's one day less than the usual.
