Oh yeah? Okay. Just wanted to make sure that signing up on the site didn't obligate me to go with the builder's selling agent.

Is there an advantage going in with an Agent or is there more room for price negotiation if you represent yourself.
In other words, how does the commission structure work on pre-construction purchases?

Besides commission, do agents get the option to purchase prior to buyers on their own?

Well, if it's a popular site you won't get in without an agent, especially if you want to get pre-construction prices. By the time projects get sold to the general public and "walk ins" the prices have been raised significantly.

Also, when you're buying from a builder there is pretty much zero room for price negotiation. If it's a very popular project your agent can cap your closing costs and get you a favourable "Assignment Clause" thrown in, but in this market forget about negotiating prices with a builder at the pre-construction stage.

You're better off with an agent than without (mind you I'm in the business, so one can argue I'm biased, but if the builder's paying the commission why not take a good agent with you?)

don't sign up with your real name ifyou already have an agent ...
some builders will use your online registration with them as a reason to exclude your broker from being compensated ( that's if you have or want to go with one )

What a sad excuse for a building this thing is. A few floors of generic historical pastiche - with a top-heavy, hedge-your-bets, neo-Modernist upper section slapped on for good measure.
 
lets just review what a beauty this one is... and this is going to be on hell of a view with L Tower filling in the background too!

I think it looks great. Wholly appropriate for the site. It'll all come down to the quality of materials and execution though.
