Resubmission with the following changes:
  • Building B increased from 43 to 44 storeys, 150.27 to 151.27m
  • Total residential units decreased from 1201 to 1199
  • Total vehicular parking increased from 419 to 432
  • Total bicycle parking increased from 1348 to 1387
  • Addition of community space (6k ft² on the ground & 2nd floor of Building B)

Total Unit Count: 465

Elevator Ratio, 4 elevators to the above, or 1 elevator per 116 units.

Comment: Unit sizes for most 2 and 3 bdrm units are acceptable...........but many 1 bdrm units are sub 500ft2 (that's barely a studio) and they have 340ft2 studios.

That, for the record is more aptly described as a prison cell. From a sectoral point of view, that's the same area as a mid-range hotel room.....one that doesn't provide a couch, or a kitchen.

If the 3 studios were eliminated from the typical floor plan, with some re-jigging, unit sizes could generally reach acceptable minimums.
