Menkes needs to learn how to properly design a functional on-street/podium experience because they fail abysmally at that and the retail suffers because of the bad integrations. Sugar Wharf 1 has an absolutely dreadful street level presence and retail layout, as does 1 York.

Unfortunately, it doesnt look like Phase 2 of Sugar Wharf will be any better.
