Hamilton St. Paul's Presbyterian Redevelopment | ?m | 30s | Collecdev-Markee

Whoa not sure how I missed this one, I can't wait to see full renders and plans this is exciting! Hope to see a new tower fill the old YMCA's spot. A new YMCA would be huge welcome news for downtown.

The 2025 Federal Budget mentions this project directly, of all things:

A couple of news articles on the announcement:

The new 55,000sf YMCA will apparently cost $70 million, and they have applied for a $25 million grant from the Feds.

The existing 174 bed shelter space in the current YMCA would not be replaced in the new building, though the YMCA is looking to shift that capacity elsewhere in the City's shelter network.

The residential component of the development is proposed as a 600+ unit Co-op housing building - a relatively unique model which will also likely require significant Federal funding.

No applications filed with the City yet.

I can't tell if the federal government support is meant for the YMCA part only or for the entire development.

I guess it doesn't really matter ---- I just want to know if it is enough to give the green light for full construction.

In Hamilton the best you can hope for is that staff recognize what’s infront of them so no one else has to give the green light after an inordinate amount of time.

That said, it’s not like Collecdev-Markee is headed by someone unacquainted with the pains of municipal process. And newcomers here seem to have better luck if anything.

Assuming there isn’t some fast track to bypass the city of course- this doesn’t scream MZO.

That is my understanding as well, given this sentence:

Some additional context on the site, for the thread:

Back in 2015 Wilson-Blanchard was planning a 4-storey office building (in light blue) here and a potential 19-storey condo Phase 2 (yellow) on the parking lot 20 Jackson Street.

More info on that concept can be found here on The Public Record:

These were the concept designs produced by DPAI:

thank GOD wilson blanchard never went ahead with this - that company honestly needs to be run out of town for the crimes they've committed. But I am loving the ACTUAL proposal for this! (the red one)

I agree. But at one time everyone was down on Vranich for failing to make any progress on his vast real estate holdings in the core... we're still down on his company, but for different reasons. Hopefully if Blanchard ever gets going, he doesn't cheap out (but given the track record, that's a big and probably fool's hope)

Cheaping out is one thing both those companies have in common.

Has WB developed any of its land holdings? The lack thereof is what I glare at them for, but it might be too early to judge quality or cheapness. They are leaving money on the table, if anything
