I don't have any particular strong feelings about this, but what an odd location for it. Address is 75 Oliver Lane - at the end of a quiet residential street.
There is a very small plaza within walking distance (top left of the first image below) which has a pizza place, hairdresser, and convenience store, and a bus stop - but nothing else is walkable and realistically none of these people would be walking to that bus stop when they need to have cars anyways.

To me it's infill where I didn't even know there was room haha
I'm sure (err confident) there's walking and biking paths along the canal nearby at least to get exercise
