1020 Upper James Street: a proposed 8-storey mixed-use condo & commercial building designed by DPAI for Royal Living Developments on the west side of Upper James Street, south of Jameston Avenue and north of Aldridge Street in Hamilton's Yeoville neighbourhood.

Zoning approved at council in December 2022.

My parents drove by recently and said that some fencing has gone up. Are there any updates to the application?

The fencing went up at 1017 Upper James just a block away. It's the old funeral home that is being torn down for another apartment project.

They are probably going to demolish the old building. There is still a sign up for the zoning change meeting.

An 8-storey building with shops on the ground floor and condos above could really bring some new life to Upper James. I’m curious how they’ll handle parking and traffic, but overall it seems like a solid plan

Upper James doesn't need new life. It is one of the most vibrant streets in the city already.

Upper James is a design disaster , and from Mohawk to, welll, the airport, cant think of one block that is pedestrian friendly. Probably the main reason why we have sign blylaw control, what a mess.Maybe the only residential on James south of Mohawk.

Some of the most scary pedestrian intersections I've seen in the GTHA are on Upper James. Rymal and Mohawk come to mind.
