The neighbourhood will be happy to see this. No rezoning required for something high that they won't want, and it should follow the recent closure of the House of Lancaster strip club closely, as the developer will look forward to a fairly quick approval from the City.

Certainly rare, but I know of another. There are 2.5 storey townhouses above 1 storey retail in a project nearing completion on the south side of Lakeshore Rd. east of Cawthra.
