Toronto Pears on the Avenue | ?m | 20s | Menkes | P + S / IBI

Did you check http://www.yorkvilleontheavenue.com/ ? It says Yorkville on the Avenue another project is coming soon. The image implies Yorkville proper.

Contrast that to "Pears on the Avenue."

If indeed it is at Pears, then that's false advertizing--Pears Av isn't close to Yorkville, totally different blah hood.

12s at 124 Pears:

124 PEARS AVE
OPA / Rezoning

Ward 20
Application Submitted Apr 8, 2011

Rezoning application to permit the lands municipally known as 124-128 Pears Ave to be used for the purposes of a new 12 storey mixed use building containing 200m2 of ground floor commercial area and 45 residential suites above. Included in the proposal are 55 vehiclaur parking spaces to serve the building.

124 would be across the street and offset to the west a bit from Pears on the Avenue, (and 7 floors shorter), so few views would be blocked.

42

Pears--both East and West of Yonge, has at least a dozen potential condo sites, so I expect many views to disappear...it will become another Merton Street...

I've always wondered how merton came to be! It's so odd.

Mods might want to adjust the height from 19 to 20s

thanks for the update, androiduk. was searching unsuccessfully for this info just this morning.

I saw some demolition company vehicles at the site a couple of weeks ago. Gone now. Seemed like they were working on the inside.

They're putting up the hoarding now. Demolition to begin soon.

Realistically speaking, how long do you suppose it will take for the first buyers to take occupancy on a building like this?

They've now demolished the Presentation Gallery (the former Downtown Fine Cars building) and adjacent parking area.

One of the things i like about this subtly designed building is how they resolved that pesky mechanical penthouse problem by extending the glass cladding to cover it. It adds verticality to a building that is about half as tall as many of the new condos going up in the general area.

They seem to be dumping rubble onto the site instead of digging. Anybody have an idea why?

Probably to provide a stable base for the shoring machines to operate - especially if there had been a basement space left behind after demolition activities. Same thing happened at the Downtown site on Wellington West, where several loads dumped on the site and leveled before the shoring machine arrived. Suspect that the Peter Street sites will also require some backfill before shoring can take place.

BTW - this is the opposite to what happened at Backstage, where shoring and excavation of the south part of the site had to take place, so berm could be removed in order to have a flat and level area for the shoring to be done along the Esplanade side of the site - which is why the site prep there seemed to take so long.

Site has been cleared and hoarding is now up. From today:
