I don't have sympathy about the taking, but compensation must be fair. This seems a bit silly, wondering if Metrolinx is only insisting it's a partial taking. The whole property is clearly in the ballpark the family is claiming.
Those numbers are about the floor space of the house, not the area of the lot.

If that hasn't been done, what's the point of the article? If Metrolinx has gone through that process and is being unreasonable about adjusting their offer if they were wrong, maybe you have a story?

Exactly. There's a process.
The fact it's an expropriation means that it wasn't voluntarily sold - so the starting point is their opposition to selling.
Of course they are going to complain.

Yes, it sounds like the floor space survey is excluding the basement from the GLA (and it is pretty tough to get a basement included, unless it has the same flooring as the main floors, legal ceiling height, additional egress, etc.)

I am wondering whether ML typically calculates all of the expenses required for someone to move to a comparable home when calculating compensation, namely the land transfer tax -- which is particularly significant in Toronto, break fees on a mortgage if it cannot be ported (and increased interest rates in some cases), movers/packers, and filing fees with a real estate lawyer.
 
Does anyone have confirmation whether the TBM excavation/re-launch site at Pape Station will be at the north or south site?

If she had any evidence that she sent an appraisal to Metrolinx that had a higher valuation, it would be in the article. It wasn't in the article, so it's pretty fair to infer she has nothing credible to back up what she said in her video. People say a lot of things that aren't true without consequence; reporters at least have institutional safeguards, and their own long term reputation to consider.

Put another way, she has every motive to lie about this, the reporter has none.

1. This "appraisal" is unofficial or has very dubious merit, as such the reporter felt prudent to completely ignore it in the article. If this is the case than its pretty understandable why Metrolinx would completely ignore this appraisal when offering their compensation.

2. The reporter was never sent or told that there was an appraisal, which begs the question of why. The simplest and only logical answer of course being that this appraisal doesn't exist, and its something the daughter invented to make her position sound more sympathetic on TikTok.

P.S. You said that the appraisal was sent by "the daughter". Unless you want to claim that this woman gave birth to her when she was in her 60s, this daughter absolutely isn't a "child" - she is a fully grown middle-aged woman. If she has failed to provide proper documentation in time that proves the valuation of the house, that is entirely on her.

jesus, I hope if they city is expropriating your land and kicking you out of your house they go easier on you than you are on some stranger in her 80s
