856 Dundas West is indeed the lumber yard. Too bad they're not building over the McDonald's drive-thru/parking lot down the road.

How come I can only count seven stories in the picture? Does the main floor count as two?

Yeah, the ground level appears to be around twice the height of other floors.

Amusing how some local nimbies are opposed to the height here. I'd say 8s should become the norm, and many many buildings along this section of Dundas are crap and should be redeveloped, the entire block to the west and south for starters...

Lotsa ppl ask me for advice on where to buy condos to live--should I become a consultant perhaps? ($$$) My answer is always go for small neighbourhood buildings such as this project with zero amenities in the building but tons within walking distance! This project for example kills anything built in CP....

Agreed. This is a shabby strip of Dundas and this project looks like a great fit at 8s + 4s towns. There's a study underway for street beautification here, is there not?

^No, the dumbies at CH think it should only go to Bathurst. Fools, they've totally missed how trendy and even (gasp) ritzy (yes, ritzy is where you can spend $5000 on clothes, just across the street from here at some high end clothing boutique or MADE furniture design!) the strip has become from Bathurst to Lansdowne, certainly posher than the crappy Chinatown and K-market strip.

Three to five stories is the traditional height for Queen. Height restrictions on Queen have probably saved many Victorian mixed-use blocks, which are among the most elaborate in the city. If Dukes was just the bottom four floors of this development, it would still be far better than the rubbish that is planned for that site.

i don't want to see any of queen developed, new development will ruin it. i wouldn't care if it was some awesome skyscraper or supertall with a cool design i would hate on queen, new development wrecks alot of the historic feeling on queen (not tomention its grit, which is the reason i spend half my time there)

Unless I am reading this wrong, the Queen Heritage district study says that a five-floor building is permissible.

An earlier post mentions local NIMBYs opposing eight floors at Dundas/Manning. Who has opposed it? Wasn't this application submitted maybe two weeks ago?

Not to go to off-topic, but the document to consult on the QWHD is the one on guidelines. The height limit is set to 16m, which translates into a bit more than 3 typical commercial floors, though I suppose you could squeeze 5 residential floors into that.
