I've lived around the area for over 10 years, and it can't be stated enough how different this intersection is starting to feel. I feel cautiously optimistic about it, even though I wish Mirvish Village hadn't been touched. (As an aside, I wish they had managed to keep the Honest Ed's sign somewhere in the neighbourhood. I've often thought it would have been cool if the nearby Dollarama was branded as an Honest Ed's mini store with the big Honest Ed's sign featured there).

That Dollarama just east of Bathurst has been on my intensification wishlist for some time now. It's bit of a tight squeeze, but if initiatives were there then it's possible to fit in a reasonable mid-rise building. Like something similar to the 6 storey proposal at 1488 Queen West in Parkdale, which replaces a single storey Guardian Pharmacy mid-block:
