Interchange42 - you have given your stamp of approval to WHC. Another Plazacorp new construction is King West Life (www.kingwestlife.com). What do you think of this buildings design? Does it show Plazacorp are now on the right track in your opinion?

Thanks.....

I've moved your post from the WHC thread to this one to keep things on topic.

I'm not sure about KWL yet. It is such a behemoth that it any problems with its design will be magnified by the sheer scale of the repetition within it. Similarly if the details are right, they will have a winner.

If am am going to be overwhelmed by the size of a project while walking along the street out front of it, I want to be delighted by the details. I generally like Quadrangle architects' latest projects, so that's a good sign.

Anything would improve street life along that stretch. But let's hope it's not just anything.

Thanks for the pics current...

Still hard to determine (based on the site) if they are planning on doing some work this year or not...

Hole...

I wasnt sure at first but it seems as though the 'hole' in the ground in currents first picture is for the king west life building (i thought it may be liberty village towers / bliss). Based on the location of the hole it is not the first phase as phase 1 is on the west most piece of land.

Given that they are building all 3 towers together (1 building) and sign of digging is great!!!!

So looks like they have started to some degree....

I don't see much happening in this area. Looks the same as the middle of last week. Maybe the breeze from the rides at the Ex moved some dust.

Hole

Very confused. Hydrogen maybe your right. There is no hold for KWL....gonna visit the site soon..

Yeah seems a little early to expect construction on this one so soon. They are advertising it like crazy. Maybe they expect some cancellations from frustrated buyers next door?

This month's Condo Guide has a nice 4 page article (advertorial) with both model suites

Condo Profiles:
King West’s model suites define the way you want to live

Plazacorp is opening the doors to its chic model suites at King West Condominiums in Liberty Village. Expansive views of Lake Ontario and the city have influenced the dramatic terraced design. The three towers will feature two rooftop courtyards, adding half an acre of outdoor space. Liberty Village is a perfect spot for young professionals and both move-up buyers and empty-nesters searching for bigger suites of up to 1,400 sq. ft. with better finishes including granite and marble, engineered hardwood and an urban-sophisticated yet “friendly downtown neighbourhood†lifestyle. That’s why Bryon Patton, Enid Macintosh and Sean Swayze of Bryon Patton & Associates were asked to design the two model suites.

The first suite, a one-bedroom-plus-den, is referred to by Patton as “west coast chic.†A breezy, casual lifestyle has been created by mixing a palette of muted neutrals – winter white, tan and khaki. “Natural maple wood floors, cream lacquer kitchen cabinetry, Giallo light granite counter tops, and glass and mirror furnishings add glamour and sophistication,†says Patton. “Aqua and tropical green cushions and accessories add whimsy as well as zip to the spaces.â€

“New elegance†is how Patton describes the second model suite, a very spacious two-bedroom-plus-den layout. “This model is sexy yet serene!†he explains. “The colour palette is a rich char brown, java and tobacco accented with hot flashes of copper and persimmon, combined with luscious exotic woods and stone materials. The overall look is warm, inviting and comfortable, yet still a bit funky!â€

A sense of spaciousness and liveability were key elements of Patton’s design strategy. “We feel that your home is not only an expression of who you are, but also a statement of the way you wish to live,†says Patton. “The models clearly reflect how owners can live, work, entertain and simply relax. The den areas offer flexibility; they can be used as offices, hobby rooms or reading rooms.â€

Tasteful, elegant appointments include granite kitchen counters, marble bathroom countertops, hardwood floors, fireplaces with a number of mantle designs, valance lighting in the kitchen, a myriad of kitchen cabinetry to choose from – ranging from sleek, minimalistic to more traditional panel doors, and mirrored or tiled backsplashes.

Every suite has either a balcony or terrace with a lake, city or landscaped courtyard view. The large terraces are up to 1,136 sq. ft. These generous outdoor areas add to the spacious feeling of the suites and are a luxury not often found in downtown condos.

Amenities at King West Condominiums have been tailored to the purchaser with a variety of interests, from fitness to film, from bowling to ballet, and everything in between. On the second and third floor Courtyard Club and Fitness Centre, a fitness and workout gym will be available with walkouts to the landscaped east courtyard. Two hot tubs will sit adjacent to the indoor pool with a walkout to a sunken Roman garden. Other amenities include five-pin bowling, a games arcade, a Hollywood-style screening room with tiered seating, a sports simulator room with Wii capability and wireless Internet access throughout The Courtyard Club and Rooftop Lakeview Club.

Energy efficiency was a big priority for Plazacorp, which has incorporated many Green features in King West. Heat-pump systems will provide heating and cooling year-round, and ENERGY STAR-certified appliances will keep operating costs and energy usage down for owners. Energy-efficient elevators, energy-efficient lighting in Club areas, even energy-efficient fans in ventilating systems will also help to lower this development’s carbon footprint.

King West Condominiums in Liberty Village run from East Liberty and Pirandello Street westwards for a full city block. Suite sizes range from 496 to more than 1,400 sq. ft., with prices starting at $204,900 and going to over $600,000. Two-storey townhomes will be available as well, ranging from 1,100 to 1,300 sq. ft. priced from under $499,900.

The sales centre is located at the southwest corner of East Liberty Street and Strachan Avenue. Appointments are by registration only. For more information, visit www.kingwestlife.com or call 647-341-1731.
