The clearing at Kariya & Burnhamthrope is for 180&190 Webb Dr by Baif. On the west side of the school

Council approved this 25s condo not too long ago. Went to the public on Jan 12/15 and a few months ago and it has been revised from the presentation I have from Jan. Didn't make it to the last meeting.

As for this site, can't see retail being there since you have the 2 plazas 5-10 walk away from here.

Mississauga is great for tower in the park since there is no street edge and the towers are not connected at the base. They are sit too far off the street edge.

The forest and green space was an issue in the past and wouldn't be surprise it will be again
 
I'm assuming that when we see the site plan for this one that the east tower will be closer to Burnhamthorpe, and that the middle one will be south of the existing west one to preserve views around each of the three… so yes, I'm expecting these will all still feel like towers-in-the-park when complete, but despite that, this stretch of Burnhamthorpe will finally feel built up nevertheless. It has always felt incomplete and under-built to me, and as the last patch of open ground on the east approach to Square One, it would be nice to "finish up" the urbanization of at least one of those approaches.

There's still more open land to the south, more to the north, and a lot of land to the west to develop to fully tie the MCC into the surrounding built up areas. Fill the last open land to the east with buildings, and it may finally feel like you are approaching a downtown, however untraditional.

Right now, a condo proposal put forth by well-known developer Ignat Kaneff is before the Ontario Municipal Board (OMB) after what's already been a somewhat lengthy back-and-forth process with the city.

The Kaneff Corporation is hoping to build two new condo towers as part of its existing Compass Creek development in the Mississauga Valleys area. Right now, a solitary condo sits at 200 Burnhamthorpe Road, between Hurontario and Central Parkway.

Interestingly enough, Kaneff always intended to construct three towers, but its plans for the remaining two structures have undergone some changes over the years. Now, the corporation plans to develop two 23-storey and 20-storey towers and a four-storey podium building element above the underground and aboveground parking structure. With more storeys, the amount of units intended for the building will hit 555.

The latest plans are larger than what was originally proposed and that has given some city workers (and residents) pause.

While the city approved the project last year, the corporation's application was denied by the committee of adjustment (CoA). In defense of their decision, the CoA wrote:

"The Committee, after considering the submissions put forward…and having reviewed the plans and comments received, is not satisfied that the request is desirable for the appropriate further development of the subject property. The Committee indicated that the increase in the number of units on site and the reduction in parking and increase in height of the buildings will impact the adjoining properties. These proposed variances when looked at together are not minor in nature…The Committee further advised that there is conflicting information with respect to the shadow studies. The Committee is not satisfied that the general intent and purpose of the Zoning Bylaw and the Official Plan will be maintained in this instance. The Committee is of the opinion that the request is not minor in nature in this instance. Accordingly, the Committee resolves to deny the request as presented."

Now, it appears that the OMB will make the final decision.

Although the proposal, should it be constructed, will be near City Centre, it is located in a quieter and less dense area of the city. With that in mind, are the towers a little too grand for the area? Or is it time for residents from all over the city to accept that condo living will become the norm for so many—especially as the city grows and more and more people seek out smaller and more affordable dwellings.

Time both the residents and the city start looking up, as that is the future of development. Since there is no land to build single homes let alone townhouses, you need to go up to put in the extra 500,000 new residents by 2050. The city was to be 725,000 by 2025 and that has been past a few years ago with a number of sites of density still to be built.

Under the current land use being change by the province, all transit corridors are to see greater density to support transit in the first place. Since this site is service by route 26 and 76, the OMB will approve this site. 26 is the 3rd busy route for MT and could move up to 2 when all the development is done to the west, let alone to the east.

One issue for this site has been the flood plains and that being change now. The residents to the south in the low high rise have opposite this site since day one going back 10 or more years ago.
 
Driving by today, couldn't stop to take a photo, but there is a new sign "Keystone", and looks like they are doing some work with the sidewalk & curb, perhaps cutting an entrance...

New rendering I found from the official website. Good design in my opinion.

Honestly, it looks a lot better than I thought it would. The older images definitely made it look worse. Hopefully they turn out as nice as the renders look.
