Proposed first phase of the development Block F, located at the northeast corner of the Eglinton Avenue East and Victoria Park Avenue a mixed-use development block which includes condominium and rental housing, retail and office space, institutional space, a community hub, and a POPS plaza at the future O¿Connor LRT stop.

In looking though the landscape plan, most things are fairly routine; but in respect of tree planting conditions, some pretty good news.

Irrigation - check
Soil Volumes - very good!
 
Changes are as follows:
  • Storey counts reduced from 48 & 42 to 46 & 39
  • Heights reduced from 167.5 & 150 to 156 & 135.5m
  • Total units reduced from 913 to 905
  • Total vehicular parking reduced from 480 to 387
 
This one is inching along with a technical resubmission in June '24. @Paclo

The proponent here is clear a bit irritated at delays in getting NOAC, which appear to be the result of City staff confusion over what was already agreed to at OLT, among other things.

The applicant clearly wants NOAC in place by year end, presumably with an eye to 2025 construction start.

Edit to add: Their landscape plan was written by people who have no idea what they are talking about........ LOL

They listed Hydrangea as native to Ontario, it is not.

They listed Northern Sea Oats as native, it is not.

The listed a cultivar tree (Acer Freeman) as native, generally we do not count cultivars as natives.

On the hand, they did not label Red Oak or Red Maple as native.

Sigh!

Lacking any sense of a green thumb, developers look at a plant as a plant...and whatever looks to work with their finished product, they'll use it. As long as they're not planting weeds, they're fine with it... /s
 
Golden Mile is definitely a priority for Choice, but I don't see this one starting in 2025. Unless the stars align and are very, very straight, i'd be surprised to see it move into construction next year. 2026, sure perhaps.

To clarify. The intent is to move forward with the rental as noted by @ProjectEnd above, as well as the entire underground/podium in common. The condo (tower portion) is subject to sales.

Point noted indeed.

It's just as a whole, i'm skeptical Choice will be moving to start this next year regardless of if part of the project is rental. Not because of the economics, it's more internal affairs. I'm being vague I know, but let's just say there's been some shifting of priorities lately.
