To facilitate a high-density development, comprising a mixed use building with two residential towers with heights of 23 and 31 storeys atop of a three storey podium with at-grade retail along Yonge Street and Canyon Hill Avenue.

Surface parking facing Yonge in front of a high rise residential building, that's crazy!
 
Application request to approve a mixed use high density residential/commercial development to be comprised of 4 apartment buildings ranging in height from 23 to 32 storeys and contain approximately 1,080 apartment dwelling units on the subject lands. The Phase 1 lands are subject to Site Plan Application D06-21073 and are to be comprised of 2 apartment buildings, 23 and 30 storeys in height, to contain 574 dwelling units and 1,453.66 square metres of at-grade commercial/retail uses.

Phase 1 with 2 towers ... aka Evelyn + Burnet @ Rise & Rose ... looks like 1st tower is sold out
