Toronto Dolphin Gaming Bingo Hall | 13.36m | 2s | PPIN Enterprises | Gensler

I take your point that it's less heavily industrialized than it used to be but... it's still very much a mixed-use area.

New application in on this site:

The description above is not consistent w/the most recent applications.

As described, this building would occupy around 60% of the lot footprint, with, I presume, the balance being parking.

New elevation drawings updated! The elevation drawing is taken from the most recent architectural plan - site plan approval application.

One new rendering is updated in the database. the minor changes are the height changed from 11.26m to 10.36m. The total parking changed from 122 parking to 124 parking.

Rendering is taken from the architectural plan via Site Plan Approval submission:

This one has evolved to a two storey, and changed uses, again, and added mores surface parking.

It started as an MV (denied), but later approved at TLAB, and we're now on SPA:

I've passed by that lot for years. Glad something will finally be happening there. Hopefully, lol

It will be interesting to see what sort of equipment goes inside.

AFAIK, a lot of the latest electronic bingo machines are basically indistinguishable from slot machines:
OLG quietly transformed dozens of bingo halls into de facto casinos, despite slot machine ban
A money-losing modernization program added hundreds of gaming terminals that look and operate much like slot machines to bingo halls, despite ban on slots, a Star investigation found. OLG says the halls support communities and follow the law.

I can sort of see it in the plans with the 'bingo hall' near the entrance that looks more like a gambling floor in a casino, complete with a grab-and-go and restaurant.
