I like how the last rendering shows the vacant lot to the east as though it's a park with benches and such. If anyone buys on that side without doing their due diligence they're gonna be mad.
That site was landscaped and used as parkland during the PanAm Games, and it's still green… for now… (but yes, those people would see on any maps of the area that there are plans to develop to the east of Canary Commons).

I have been told there will definitely NOT be a grocery store as part of this development - disappointing for the area.
There is 15,087 sq ft/ 1,401.5 sq m of double-height retail space facing Front Street (with office mezzanine space above the back end of it) which is meant to attract a food retailer. It's not enough space for a full-line grocery store, but it's big enough to get a "City Market" style store in there.

Why are we still entertaining blank glass walls in This city? This does abosutely nothing to help the streetlife and when the inevitable store shelves and window vynil of a prospective grocery store or large format retailer go in, it will create a hard, faceless and exhausting void in what should be an area and can be an area of diverse frontage treatments.

Colour the mullions and panels, add a little texture, do something that makes you want to look at it for more than half a second.

I will be astonished and profoundly disappointed if a Design Review Panel allows this banal lack of ambition and imagination to go forth on this project. Especially in this district when we know and have seen that materiality can make a huge difference in creating welcoming streetscapes in other developments in our city.

I kind of like what I see there: some intriguing mid-rise massing and subtle use of primary color highlights. (or is that the acid flashback I'm experiencing?)
