Grabbed a few pics yesterday, Nov 2nd, 2024.

First, from Dawes Road:

The first 2 give you the impression that the building is complete, the third does not, though you may have to look a bit closer; but this one (below) clearly shows the hoist still up on the west side of the build:

Finally, a look at the new/replacement park that was part of the landswap for this build:

The above should be read as demolition of the previous parking garage, remediation, and backfill. Actual park development doesn't seem likely til spring.
 
I assume occupancy has started and they are just having trouble getting tenants? This building is almost pitch dark at night...

I can explain this:

1) These are the largest units, lots of 1 beds that micro-sized.

2) Over 3k per month for units in this area......that's a stiff premium, yes, you get central a/c and ensuite laundry, but for much smaller than comparable units, you're looking at a premium of well over 1k. The only comp, of older stock that's close is Main Square, which is right at Main/Danforth, beside TTC/GO and grocery. It should be noted that's a reno'ed unit with open-concept kitchen and dishwasher (but not a/c)
 
Yea based off the lights at night this thing is like 90 % empty. Dbs is quite small I think? wonder if this deters them from building bela square 2

I certainly don't see the ROI for it, on straight market terms. There may be one if they can get the City's affordable rental subsidies.

I think people would be more attracted to renting in this stretch if there was a little more retail. Although I love the area most probably want a little more right nearby. Does the city still have that weird zoning rule about apartment neighborhoods and retail? Im not sure if im remembering that right or if this is the place to ask but isnt it super difficult to get any sort of retail in this type of neighborhood because of zoning.
