This is a new lakefront project in downtown Barrie from SmartCentres REIT and Greenwin.

Now all DT Barrie needs is an undergraduate university, 2 full-service supermarkets and a cinema and it's set!

Well, that and good local transit.
 
I've seen so many development plans for towers downtown Barrie over the years.
I have a tough time believing that this would come to reality.
Especially the hotels, what would be the reason for people staying there?

Kempenfelt Bay is pretty scenic, and has water-based recreation opportunities, Downtown Barrie has the MacLaren Art Centre. If you want to get away for the weekend and don't have a car, the GO Train would get you to this hotel.

In the second half of 2019, together with our partner, Greenwin Developments Inc. (“Greenwin”), we announced the purchase of
a 7.8 acre lakefront site in Barrie, Ontario on which we plan to construct approximately 2,000 rental units in four high-rise phases.
The first phase of this project is expected to begin construction within the next 12 months.

....for which a zoning application was submitted in December 2019 and a phase one site plan submission scheduled for August 2020;

Simcoe University would be a great name for this new university. It should offer a good selection of academic programs and intercollegiate athletic programs.

I would not be surprised if Simcoe University were to win the Yates Cup in university football before the York Lions.

Local transit isn't that bad if going to and from the main trip generators, such as the hospital, Georgian College, the mall, or Allandale GO Station - these are common terminals for many of the routes, with often a choice of two or three routes between each point. It's not great if your destination is in the outer subdivisions (pretty much anything built after 1980) as coverage drops off bad. But Barrie Transit really isn't bad for a Canadian city of its size.

But Downtown Barrie really could use a supermarket and a little bit more and better retail. What Barrie really does badly is sticking all of its retail on the south end, off the Mapleview interchange. When Molson Park closed, what did Barrie do? Just add even more big boxes to an already saturated area.
 
I wouldn't be surprised in the future if they build more of these planned condo community projects with a hotel, small entertainment venue and a boutique casino etc by the lake. To enhance the lakefront area experience ! I can see this place becoming commercialized in the future because of its lake popularity.
 
Barrie turning into our Floridian resort city...though I am not sure I should be surprised about this at all.
