That is a redesign, but that rendering is from the southwest, and the "wedged" side is the north side, so we cannot know from that rendering whether or not the floor plate has changed too.

250 Davenport Road Revitalization Update

Work on the next stages of the 250 Davenport Road Revitalization are beginning in the next few weeks. The project team has mailed a construction notice to the local neighbourhood, which you can access here.

As a reminder, in August 2013, TCHC approved the sale of approximately 1.6 acres of land at 250 Davenport Rd to Diamond Corp. and Metropia Inc., to help fund the Revitalization of the existing TCHC building. With a budget we increased from $6.2 to $14.7 million, the project includes extensive refurbishment of the 449-unit building, new market housing, local economic opportunities, and more.

The building improvements are now in the final stages. After extensive community consultation, the plans for the new market housing were approved late last year. A new market condominium and townhouse units will be built on the space to the west of 250 Davenport, in addition to the creation of a new park, community green spaces including a playground and space for the local food market, and a mid-block connection that will link Pears Avenue to Davenport Road.

Critical to the project is Transition 250, a Social Development Action Plan, which I was proud to work with residents of 250 Davenport to create. The Plan identifies the social and economic priorities – food security, health services, community, and capacity building – critical for building residents. Through the Revitalization, I am committed to working to implement the plan, in collaboration with the community.

COMPLETED TO DATE:
  • Removal of traffic island in TCHC drop-off area
  • Modifications to surface parking area
  • Construction hoarding installation in the P1 garage level
  • Interior preparation
GARAGE AND BUILDING ACCESS:
  • Current garage access will be maintained to P1 level
  • Walkway from west side of P1 level to building entry and elevators now installed
UPCOMING WORK:
  • Tree removal of several trees on Pears Avenue within the next two weeks
  • Interior renovation of the garage and several townhouse units within the existing garage will start September 5th. This will include the demolition of some internal walls. Measures for noise and dust control will be implemented, though some noise is expected in the parking levels and lower floors of the building.

Dear Neighbour,

We are now well underway with several stages of the garage renovations! We’d like to thank you for your cooperation and patience as the work has started up.


RECENTLY COMPLETED:

  • Work on the P3 footings and walls is nearly complete
  • Townhouse interior demolition is now 90% complete

RESIDENT GARAGE AND BUILDING ACCESS:

  • Current garage access will be maintained to P1 level
  • Walkway from west side of P1 level to building entry and elevators

UPCOMING WORK:

  • P2 walls and stairs will start to commence over the next few weeks
  • North and South airshaft wall will start shortly
  • Measures for noise and dust control will continue to be implemented, though some noise is expected to continue in the parking levels and lower floors of the building

Dear Neighbour,

We are very excited to announce we are nearing completion of the first phase of the AYC 181 Bedford and 250 Davenport Revitalization Project, and about to start the second phase.


The first phase of work included the retrofit of the eastern portion of the garage at 250 Davenport Road. We anticipate residents will begin to use the garage starting the week of March 26th. By the week of April 2nd, all visitor parking will also be located within the garage, with the exception of accessible visitor parking at surface. TCHC Staff have been in touch with all residents at 250 Davenport Road to ensure parking spaces are assigned to those who should have one.

We thank you all for your patience while we undertook this work.

The second phase of work will commence in early April. This work will involve the demolition of the western portion of the garage at 250 Davenport to make way for the new development at 181 Bedford. In the coming weeks you will see some work commence on site in order to prepare for the demolition and shoring. This prepartory work will consist of, but is not limited to, the following:


  • Removal of trees on Davenport Road, Bedford Road, and Pears Avenue (as permitted by the City)
  • Closure of the open space on top of the western portion of the garage
  • Installation of protective fencing around the construction site
  • Reduction of the amount of surface parking to three visitor spaces, including two accessible visitor spaces. Please note, at this time, no residential parking will be located at surface.

Following the site preparation, the bulk of the demolition and shoring work will commence. All work will take place within regular hours as permitted by the City and as outlined in our Construction Management Plan, which is available in the construction site office.

As part of the ongoing Revitalization of 250 Davenport Road, a new public park will be created on the east side of the building. We will be hosting a design open house on May 8th to present proposed designs to the community, and receive feedback.
